Sunlight pours through oversized windows and sliding glass walls, creating clean, natural backdrops from morning through golden hour. The open living / dining / kitchen core flows straight to a private yard strung with café lights—perfect for interviews, lifestyle shoots, intimate dinners, or small brand activations.

Inside, the main level features a chef’s kitchen with an island work surface, neutral stone counters, and concealed appliances that keep frames uncluttered. The living area offers multiple looks—from soft, textured seating to a warm wood feature wall—and polished concrete/engineered wood floors that bounce light. A minimalist staircase leads to a bright landing and three photogenic bedrooms, each styled in calm, modern tones with layered linens and simple art.

Out back, mature greenery frames a deck and dining table, giving you a ready-made outdoor set that feels worlds away yet sits minutes from studios and the Helms Bakery District. Evenings are especially cinematic here; string lights and warm bokeh from the trees create a cozy ambience without additional dressing.

For productions, load-in is simple via a wide driveway and side gate to the yard. There’s space for staging and wardrobe, and the flexible layout allows clear paths for crew. Power access is convenient throughout; most rooms have multiple circuits, and the yard has dedicated outdoor outlets. The neighborhood is generally quiet during business hours, and the home’s solid construction minimizes outside noise.

High-speed mesh Wi-Fi keeps teams connected, and the dining table or an upstairs room can be used as a client village, greenroom, or HMU area. Blackout options are available in key rooms, while sheer panels give soft diffusion when you want to keep the daylight feel. The palette is intentionally neutral - think natural woods, soft whites, and greens, so brand colors and props pop instantly.

Capacity guidelines (approx.): up to 20 for photo/portrait work, 12–15 for video with gear, and 14 seated for private dinners. Street parking is easy on non-street-sweeping days; two to three cars fit in the driveway, and nearby lots can be arranged for larger crews.

House rules are simple: protect floors, pads under stands, no smoking indoors, and please return furniture to its marked positions. Overtime, site rep, and cleaning fees may apply to larger crews or heavy resets; quotes are tailored to your use case.
